The New Landlord Database: What Do You Need to Know?

A new national registration service for private landlords is on its way. Introduced under the Renters’ Rights Act 2025, the “Register your Rental Property” service will require landlords in England to register themselves and each property they let. Registration will open region by region from 15th December 2026.

The service is intended to give landlords a place to access information about their legal responsibilities and show that they are meeting key requirements. It will also help local councils identify properties and target enforcement action where appropriate. Tenants will also eventually be able to see certain information to help them make informed decisions about where they rent. The government has yet to publish exactly which information will be publicly visible.

How much will registration cost?

The annual fee will be £65 per property, with registration renewed each year. The government says the fee will be adjusted during the initial rollout so landlords registering earlier do not pay more because of the staggered timetable.

What information will landlords need?

Landlords will need a GOV.UK One Login and information about themselves and their rental properties. This includes property addresses, the number of bedrooms and occupants, rent details, and whether a property needs an HMO, additional or selective licence. The service will also ask for relevant gas safety, electrical safety and Energy Performance Certificate information.

It is sensible to start checking property records now, particularly certificates, licence details and landlord contact information, so they are ready when registration opens.

Can a letting agent register on a landlord’s behalf?

A letting agent can help provide certain information, but the landlord must start and finish the registration process and remains responsible for supplying the required details. The government has said it will publish further guidance for agents and property managers before the service launches.
