Fees

As members of The Property Ombudsman (TPO) we are a professional agency and transparent about our fees. We are also members of the Money Shield Client Money Protection Scheme.

We pride ourselves on offering a comprehensive, fully managed service to our landlords underpinned by over 40 years of experience.

Our standard fees, dependent on portfolio size, vary between 10%-15% + VAT for a fully managed service.

We have a standard managed tenancy set-up fee of between 65% of one month’s rent + VAT for our managed properties and 100% of one month’s rent + VAT for Tenant Find Only.

Additional Landlord Fees

These are subject to VAT at the prevailing rate.

Tenant Fees

In addition to paying rent for the property, you may also be required to make the following permitted payments:

Before the tenancy starts:

  • Holding Deposit: 1 week's rent; and/or:
  • Deposit: Up to 5 weeks' rent (or in the case of rental income of more than £50,000 per annum this can increase to 6 weeks' rent).
  • Tenancy Transaction Charges: such as requests to vary or assign the tenancy.

During the tenancy:

  • Payments to other third parties: such as Council Tax, utilities or payments for communications services;
  • Default Charges: such as payments for the replacement of lost keys or interest on overdue rent; and

Additional Tenant Fees


Task Fees
Holding deposit (per tenancy) One week’s rent. This is to reserve a property. Please Note: This will be withheld if any relevant person (including any guarantor(s)) withdraw from the tenancy, fail a Right-to-Rent check, provide materially significant false or misleading information, or fail to sign their tenancy agreement (and / or Deed of Guarantee) within 15 calendar days (or other Deadline for Agreement as mutually agreed in writing).
Security deposit (per tenancy) Up to Five weeks’ rent (can increase to six where the annual rent is above £50,000) This covers damages or defaults on the part of the tenant during the tenancy.
Unpaid rent Interest at 3% above the Bank of England Base Rate from Rent Due Date until paid in order to pursue non-payment of rent. Please Note: This will not be levied until the rent is more than 14 days in arrears.
Lost keys Tenants are liable to the actual cost of replacing any lost key(s). If the loss results in locks needing to be changed, the actual costs of a locksmith, new lock and replacement keys for the tenant, landlord or any other persons requiring keys will be charged to the tenant.
Variation of contract (tenant’s request) From £50.00 (inc. VAT) per agreed variation. To cover the costs associated with taking landlord’s instructions as well as the preparation and execution of new legal documents.
